She began her career at the headquarters of international corporations such as P&G, Orange, BMW Poland, RWE, Empik, and Agros Nova, gaining expertise in finance, sales, and IT management. After 10 years in the corporate world, she made the decision to build her own companies.

She has worked with and managed the sales of premium products for top marketers from the U.S. With success, she has built businesses in the event, technology, education, real estate, and service industries, and has sold five of them. Her ventures have achieved multi-million revenues, one of which acquired clients in 67 countries, while another became a market leader in influencer marketing in Poland, generating over 100 million in organic reach.

Her experience in real estate also includes the development of a Polish investment project that reached a total value of over 46 000 000 EUR in purchased tenement properties. She is passionate about sales and relationship-building, as well as refining business processes to deliver the best possible customer experience.

As a mentor, for six years she shared her best practices for building and scaling businesses with small business owners, helping them succeed. She is now focused on investing in developed projects and is actively building a real estate investment project on Koh Samui, combining high returns with exceptional construction quality.

Questions and Answers

Yes. Security is ensured through the following:

  • Due Diligence: We recommend that every buyer conduct a verification of the land for lease and construction through trusted local agencies. So far, all investments selected by us have successfully passed the due diligence stage.
  • Two-contract structure: As a client, you sign a construction agreement (granting you full ownership of the building) and a land lease agreement for the first 30 years (with the option to extend twice for 30 years each, up to 90 years – see below). Developer contracts are adapted to our guidelines and approved by a local law firm, making the agreement very secure.
  • Lease (commonly referred to as land rental): Foreign investors can benefit from a 30-year lease with the possibility of two 30-year extensions, totaling up to 90 years. You can sell the property or pass it on as inheritance.

Country and politics: Thailand is a very safe country. Koh Samui, as an island, is even safer, with no crime or theft. Furthermore, Thailand has been free from armed conflicts since World War II.

Maintenance costs include (example: Villa No. 10 with 3 bedrooms, converted from THB using a rate of 0.12):

  • Rental management agency fee (we also offer this service), including client acquisition and cleaning for short-term rentals: 15% of rental income

  • Land lease fee for 30 years paid in two-year installments over 15 years

  • Property management services: Butler and concierge service, on-demand transportation with electric cars, gym, coworking space – 260 EUR/month

  • Guest services: Receptionists, security staff, electric car drivers, technician, cleaning staff – 540 PLN/month

  • Maintenance of estate common areas – 360 EUR/month

  • Pool cleaning (twice a month) – 65 EUR/month

  • Gardener (twice a month) – 78 EUR/month

  • Garbage collection – 26 EUR/month

  • Internet – 26 EUR/month

  • Pest control – 31 EUR/month

  • Annual maintenance fund – 1,820 EUR/year

  • Property insurance – 390 EUR/year

  • 7% VAT – payable locally on rental income

  • Electricity and water – paid by the tenant

Additional annual charge: Property tax in Thailand – 0.03%

  • You sign a brokerage agreement with us.
  • You then sign a reservation agreement, and together we carry out due diligence with a local agency selected by us. The first payment installment is made after the reservation agreement, directly to the developer’s account.
    After a positive due diligence result, you sign the construction and land lease agreements (lease equivalent) with the developer.
  • Once the construction agreement is signed, the construction begins. In the final phase of construction, the lease is registered in the buyer’s name in cooperation with the local agency. This process, which includes sending a notarized signature confirmation to Thailand and processing the registration with local authorities, takes between 2 weeks and 1 month. When the lease is registered at the end of the construction, the building permit is processed in the client's name right after the construction agreement is signed.
  • From signing the construction agreement to key handover takes a maximum of 18 months.

All construction stages are closely monitored by us as the intermediary agency – you will receive regular status updates on the progress of the work.
There is no risk of delays due to weather.

You save time during the purchase and construction of the property by working with an experienced broker who sells only villas from verified developers and uses proven legal partners for the purchase process. We oversee the entire process to ensure it runs smoothly, minimizing the buyer’s time involvement.

You can live in the villa as long as you wish. The villa is yours – if you choose not to rent it out, there is no rental management fee.

Payment is made via bank transfer in THB (local currency – Thai baht) to the developer’s account. You can use a flexible payment schedule. The payment plan is divided into installments throughout the construction period. Below is the payment schedule for Villa No. 10 with 3 bedrooms, including purchase-related costs.
