She began her career at the headquarters of international corporations such as P&G, Orange, BMW Poland, RWE, Empik, and Agros Nova, gaining expertise in finance, sales, and IT management. After 10 years in the corporate world, she made the decision to build her own companies.

She has worked with and managed the sales of premium products for top marketers from the U.S. With success, she has built businesses in the event, technology, education, real estate, and service industries, and has sold five of them. Her ventures have achieved multi-million revenues, one of which acquired clients in 67 countries, while another became a market leader in influencer marketing in Poland, generating over 100 million in organic reach.

Her experience in real estate also includes the development of a Polish investment project that reached a total value of over 46 000 000 EUR in purchased tenement properties. She is passionate about sales and relationship-building, as well as refining business processes to deliver the best possible customer experience.

As a mentor, for six years she shared her best practices for building and scaling businesses with small business owners, helping them succeed. She is now focused on investing in developed projects and is actively building a real estate investment project on Koh Samui, combining high returns with exceptional construction quality.

Yes. Security is ensured through the following:

  • Due Diligence: We recommend that every buyer conduct a verification of the land for lease and construction through trusted local agencies. So far, all investments selected by us have successfully passed the due diligence stage.

  • Two-Contract Structure: As a client, you sign two agreements:

    • A construction agreement, granting you full ownership of the building, and

    • A land lease agreement for the first 30 years, including a clause for an extension to 60 years already covered in the purchase price (with an option to extend up to 90 years—see below).
      Developer contracts are tailored to our legal guidelines, which makes the agreement very secure.

  • Leasing: Foreign investors in Thailand may enter into a 30-year lease agreement, with the possibility of two 30-year extensions, totaling up to 90 years of lease.

    • You can sell the property.

    • You can pass the property on as inheritance.

    • The cost of the second 30-year extension (up to 60 years) is already included in the purchase price.

Country and Politics: Thailand is a very safe country. Koh Samui, as an island, is even safer, with no crime or theft. Moreover, the country has remained free from armed conflicts since World War II.

Maintenance costs include:

  • Rental management agency fee (we also offer this service), including cleaning, etc.: 10% of rental income for long-term rentals, 15% of rental income for short-term rentals
  • Land lease fee for the first 30 years is included in the purchase price.
  • Monthly service charge based on land plot size: On average 3,600 THB = 99 EUR for a 2-bedroom villa. Covers road maintenance, waste collection, upkeep of common areas, and security
  • Utilities (electricity, water) – depend on usage, prices are lower than in Poland, and are paid by the tenant
  • Gardener monthly: 2,000 THB = 52 EUR
  • Pool cleaning monthly: 3,000 THB = 78 EUR
  • Internet monthly: 500 THB = 13 EUR
  • Optional additional annual costs: Insurance: approx. 276 EUR/year, property tax in Thailand: 0.02% annually
  • You sign a brokerage agreement with us.
  • Then, you sign a reservation agreement, followed by a joint due diligence process (land verification) with a selected agency. The first payment installment is made after signing the reservation agreement.
  • After a positive due diligence result, you sign the leasing and construction agreement with the developer.
  • Once the construction agreement is signed and the building permit is issued in the client's name, construction begins. In the final phase, the lease registration process for the buyer is carried out in cooperation with a local agency.
  • From signing the construction agreement to key handover, a maximum of 12 months passes. All construction stages are carefully monitored by us as the intermediary agency – you will receive regular progress updates on the construction.

There is no risk of delays due to weather conditions.

You save time during the purchase and construction process by working with an experienced agent, who sells only villas from verified developers and cooperates with trusted legal partners handling the transaction.

We manage the entire process to ensure it runs smoothly, minimizing the time investment required from the buyer.

 You can live in the villa as long as you wish. The villa is yours – if you choose not to rent it out, there is no rental management fee.

Payment is made via bank transfer in THB (local currency – Thai baht) to the developer’s account. You can use a flexible payment schedule. The payment plan is divided into installments throughout the construction period. Below is the payment schedule for a 2-bedroom villa, including purchase-related costs
